About the Practice

David Avigdor is an attorney concentrating in real estate and business law, wills and estates. The office is located in the Hadley-Lake Luzerne-Great Sacandaga Lake Area of the Southern Adirondack Mountains, New York. David practices primarily in Saratoga and Warren Counties, and around Great Sacandaga Lake.

David understands that the purchase or sale of a home, business or land is often one of the most important transactions in a person's life. David will give you personal, attentive service, answering all of your questions, and guiding you through the process. Whenever possible, David answers the telephone himself, and will return phone calls and e-mails promptly. David prides himself on his ability to explain complex legal issues in simple, understandable English, and to do everything possible to ensure that you understand his services, and what he will be able to do to serve you. In addition to questions of titles, contracts, closing documents, and other details that must be attended to, there are a number of areas of special concern in this part of New York State. Many projects are regulated by the Adirondack Park Agency, which has unique and sometimes confusing regulations. David is experienced with the APA, knows the Agency well, and is completely familiar with their law. A closing on your purchase will include a review to ensure that the current use of your land, and your intended uses, are permissible under APA law, as well as under local zoning and planning laws. Access to many of the lakes in the area is regulated by government agencies (such as the Hudson River-Black River Regulating District for Great Sacandaga Lake), or private beach associations. An experienced local real estate attorney such as David is familiar with these access requirements, and can guide you through the process of having lake access transferred at your closing.

David represents many of the businesses in the area, and actively represents clients in the formation, purchase and sale of businesses.
